Context

Project overview

Comprehensive project delivered during the official management mandate of Successful Investments, S.A., combining operations, administrative optimization and a renewal program for the façade, entrance, lobby, recreation areas, social area and gym, while also incorporating two original sculptures conceived by Juan Carlos Narza.

Challenge

What needed to be solved

Operate an occupied residential building and maintain service continuity while optimizing resources, regularizing balances and creating the capacity to plan and execute successive improvements across the common areas.

Solution

Approach and execution

Successful Investments strengthened administrative processes and cost controls, assessed the property’s needs, structured restoration, design and upgrade proposals, and coordinated phased execution. The program included the façade and entrance, lobby and signage, multi-use court and children’s area, expansion and integration of the social area, and expansion and renovation of the gym.

Documented outcome

Improved administrative organization and cost optimization; visible transformation of the principal common areas; integration of two previously separated spaces into a larger social area; expanded recreational uses and gym capacity; modernization of the resident and visitor experience; and incorporation of two original sculptural works as part of the entrance identity.

Administrative management

Jacob Hernández

Was responsible for the condominium’s administrative and financial management, overseeing budgeting, expense control, vendors, documentation and institutional coordination throughout the improvement program.

Creative authorship and sculptural design

Juan Carlos Narza

As part of the façade and entrance renewal, Juan Carlos Narza conceived two original abstract sculptural pieces. The project record documents physical scale models, integration visualizations, fabrication, on-site adjustments, installation and the final result. Both works were integrated with the stone, landscape and architectural lighting composition, reinforcing the visual identity of the building entrance.
